WEEKLY THOUGHTS

The best deals to Alaska are available at the end of September, which co-insides with our annual Outlook 2017 conference.

Cruises at the end of August/early September are very expensive and everything has to be booked now.

Let’s look at it again in the Fall for a re-positioning cruise.

MEETING RECAP
A fabulous turn out for an August meeting. While many had their toes in the sand…more attended the meeting. They and all of us were rewarded with a great event, a superb speaker and a ton of useful workable information.

  1. ELEVATOR SPEECHES

Ozzie recapped the purpose of elevator speeches for members (only):

Elevator speeches are meant to let you practise speaking and presenting to a large group. Note that, presenters are people like you and me…you have to check them and their deal out if you wish to participate in them. The deal and the people! Just because someone is a REAGGIE or Ozzie or Ralph introduces them means that what is presented is a good deal or good for you. You have to do that for yourself. Whatever someone represents does not mean we have approved it!  Also note:

The elevators should be your deal, your money raise NOT a listing, not a fund, your JV and should not be repeated, Once only. All speeches most be authorized and sent in by Friday before the meeting.

  1. GUEST SPEAKER: GERRY HALSTROM

One of Canada’s most sought after speakers, senior instructor for the BC Real Estate Association and well known for his real estate savvy addressed us on the topic of:” Negotiating Real Estate in 2016”.

A great speech, well received by all, particularly his 17 suggested responses to well-known objections like “I wanna think about it” were excellent.

  1. THE CRUISE

Unfortunately, the timing for best prices is not working for us. The good prices are for cruises at the end of September, which conflicts our OUTLOOK CONFERENCE on the 24th, The end of August/early September prices are very expensive. Ozzie is investigating and will report by Thursday on whether to postpone or go for a California cruise in October.

  1. MARC’S MINUTE

An excellent presentation on the ins and outs of various Social Media sites… the dos and don’ts…Marc offered a summary to all who ask at marcjurock@gmail.com

  1. REAGGIE INTERVIEW

Ralph interviewed one of our very successful member who did some spectacular reno deals in Phoenix.

  1. BUYER AGENCY, AGENCY AND DUAL AGENCY LIMITATIONS
    Ralph presented a great outline of what is available now and where and also what new laws are pending an agent representations. He offered his slide show if you like it here

  2. REALTOR PANEL
    Brent Roberts, Tammy and Marc walked us through the earl market results following the tax implementation and the harp downstairs are astounding. (look up Facts by Email for their numbers and more)
  3. CONSEQUENCES OF AND RESULTS OF THE FOREIGNER TAX
  1. NAFTA implications/Lawsuits.
  2. Tax expanded across the country. Toronto, Kelowna, Victoria next?
  3. Going to Seattle, Phoenix or across the border?
  4. Having your foreign client buy a building lot then build on it, avoids most of the tax!
  5. Economic overview – a dire eek of bad news… (summarized in FBE)
  1.  THE NUMBERS

Ozzie did a cross country romp through the numbers (Surrey central up 51% in detached!), discussed slowdown in sales since May. Caution yes, but uncertainty builds opportunity. Don’t rush in now but keep eyes open for – sure to develop – great deals.

2) NEXT ACTION PLAN/GOAL SETTING MEETINGS:

Next Action Plan Meeting is Monday September 12th, 2016 at 5:30 (upstairs at the Alpen House before the monthly meeting).

Action plan meetings are the foundation of your REAG membership. At these informal meetings there are no wrong answers. Groups of approximately 10-15 members share their goals and develop specific 3-day “action plans” to bring them to reality. Earl Nightingale said “Success is the progressive realization of a worthwhile goal”. At the action plan meetings, we celebrate small successes and acknowledge everyone’s progress. The idea is to keep focused on a monthly basis and get into action. It’s all part of the process of “growing into your future best”. Sign up today!

Take a look at your own private member section. Create your own team, post your deals with photos, and respond to other deals directly with the posting member. Use it! We developed it with YOU in mind. Feedback is welcome and appreciated.

4) Don’t forget to use the DEALS section

You will find it on our website at https://www.reag.ca/forum/hot-deals/ as a place to post for your deals. If you haven’t used it, TRY IT! It is so simple to submit. You are able to include photos of the property as well as all the details directly to other REAG members.

5) SUBMIT YOUR GOOD DEALS TO OZZIE

He is always looking for great deals to be featured in his Hot Properties section of the Facts by E-mail, as well as potentially on Michael Campbell’s CKNW Radio Show. You get exposure to thousands of investors! Send your deals to Ozzie no later then Friday at noon for inclusion in the following week.

7) Get your REAG membership FREE

Remember that you get 2 free months for every friend you introduce who signs up for REAG! So if you introduce 6 friends…your year is free! Your guests can attend a monthly meeting preview ONCE ONLY and you must register their name, e-mail and phone number with Max (max@reag.ca) before the meeting.

8) Elevator speeches

If you have an accompanying PowerPoint presentation, you must send it to us at least 24 hours before the monthly meetings! Try cutting down to 3 slides! We cannot guarantee PowerPoint presentations will be available if they are sent to us less then 24 hours in advance.

9) Submit your offers!

Don’t forget to submit your offers at each meeting to be entered into our Wine Bottle Draw
They must be real offers, not chicken scratches on a piece of paper. They do not have to have been accepted offers, the idea is to MAKE OFFERS. Show and tell and win!
